How to Prevent Frozen Pipes in a Denver Winter

A burst pipe is one of the most common and most expensive winter plumbing emergencies in Denver. A little preparation in fall prevents most of them.

Before the cold hits

Insulate exposed pipes in crawlspaces, garages, attics and along exterior walls with foam sleeves. Disconnect and drain garden hoses, and shut off and drain exterior spigots.

Seal drafts near pipes, and know where your main shutoff is so you can act fast if something goes wrong.

During a hard freeze

Keep the heat on, even when away, and open cabinet doors under sinks on exterior walls so warm air reaches the pipes. On the coldest nights, let a faucet drip; moving water resists freezing.

If you leave town in winter, do not turn the heat off entirely.

If a pipe freezes or bursts

If a pipe is frozen but intact, shut off the water, open the faucet, and warm the area gently. Never use an open flame.

If it has burst, shut off the main immediately and call for emergency service. The faster the water is off and the area dried, the smaller the repair.
